Lauderdale has also become increasingly appealing to lifestyle buyers and sea-changers—those seeking a tree-change or beach-change without being too far from urban conveniences. There’s a growing presence of renovators and owner-builders, capitalising on the suburb’s mix of established homes and vacant land.

According to data from the Real Estate Institute of Tasmania (REIT), Lauderdale’s property market has shown notable growth and long-term resilience. The median house price surged from $592,000 in 2020 to $885,000 by 2022, fuelled by strong buyer demand, low interest rates, and a post-pandemic shift towards lifestyle-oriented suburbs.

While the broader Hobart market experienced a correction during 2023–2024—with average price drops of around 15%—Lauderdale followed suit, recording a more modest decline of approximately 12.77% in late 2024, bringing the median price down to $772,000.

As of May 2025, REIT data shows 14 recorded sales, with the median sale price dipping slightly to $757,000 - A limited pool of new listings and fewer high-end renovations in the area have also contributed to a slightly slower recovery in comparison to more central or fast-developing suburbs.

​

However, the underlying demand for lifestyle suburbs like Lauderdale remains solid, and signs of renewed interest from both local upgraders and interstate sea-changers suggest the suburb is well-positioned for medium- to long-term growth now market confidence is returning.
