Chigwell

Chigwell is a peaceful, residential suburb located approximately 6 km northwest of Glenorchy, within the northern suburbs of Hobart, Tasmania. Once known for its public housing, Chigwell has seen a shift in recent years, with many properties now privately owned and increasingly sought after by families, first-home buyers, and investors. The area features a mix of established homes, modern builds, and renovation opportunities, along with generous green spaces like the Chigwell Barn Reserve, which includes a playground, picnic shelter, and dog-friendly areas.

Historically there has been a proportion of public housing, however over recent years the suburb has evolved, with many properties now privately owned and renovated. The affordability of housing, combined with proximity to schools, parks, and major shopping hubs, makes Chigwell especially attractive to young couples entering the market and families seeking space and convenience.

In recent years, investors have also turned their attention to Chigwell, drawn by strong rental yields and rising property values. With a growing number of owner-occupiers moving in and modernising older homes, the suburb is steadily gentrifying while still maintaining its close-knit community feel.

Suburb Report

According to data from the Real Estate Institute of Tasmania (REIT), Chigwell’s property market has experienced notable growth and resilience in recent years. The median house price increased significantly from $364,000 in 2020 to $529,000 by 2022, driven by strong buyer demand and favourable post-pandemic economic conditions.

While the broader Hobart market saw a correction in 2023–2024, with many suburbs experiencing average price declines of around 15%, Chigwell demonstrated greater stability. The suburb recorded a milder adjustment of approximately 10.48% in late 2024, bringing the median sale price to $474,000.

​

Recent data from the end of May 2025 shows a renewed confidence in the local market. Eight sales were recorded, with the median price rising once again to $529,000—reaffirming Chigwell’s appeal to both homeowners and investors seeking a resilient, upward-trending suburb within easy reach of Hobart.
