According to data from the Real Estate Institute of Tasmania (REIT), Battery Point has demonstrated resilient and consistent growth in its housing market over recent years. The suburb’s median house price increased significantly from $1,205,000 in 2019 to a peak of $1,760,000 in 2023, underscoring its appeal as one of Hobart’s most prestigious and tightly held residential areas.

Unlike much of the broader Tasmanian property market, which experienced a notable downturn between 2021 and 2023, Battery Point’s micro-market remained robust throughout that period. The suburb's enduring desirability, heritage charm, and proximity to Hobart’s CBD contributed to its resistance against the wider market correction.

However, recent figures indicate that the effects of the broader correction have finally reached Battery Point. According to the latest REIT data, the median house price declined to $1,400,000 in 2024—a notable adjustment from the previous year’s high. This shift suggests a delayed response to market pressures, including rising interest rates, tighter lending conditions, and increased buyer caution.

Over the past 12 months, 25 properties changed hands in Battery Point, with homes spending an average of 40 days on the market—reflecting a balanced level of demand and supply for the area. Despite the recent price correction, the suburb continues to attract strong interest due to its historic character, limited housing stock, and prime location.

House Hunt
